Asphalt pavement is utilized for numerous applications because of its durability, aesthetics (when well maintained), and cost-effectiveness. For these reasons asphalt is the material of choice for parking lots and roadways across the nation.
In order to get the most out of your asphalt parking lot or roadway, it is important to have routine maintenance performed. You can call our office at any time for a free evaluation of your asphalt parking lot or roadway. The common maintenance performed on asphalt parking lots are listed below:
A Plus Asphalt and Concrete is a proud distributor and user of Top Seal asphalt sealant product. This seal coat is specially formulated to prolong the life and beauty of your asphalt with its black richness. This product does not use coal tar which has been found by many municipalities to be harmful to the environment and has even been banned in some areas. Routine seal coating of your parking lot is the most cost effective way to prolong the life of your asphalt parking lot. Seal coating protects asphalt pavement from the destructive elements of weather, temperature, gas, oil, sun oxidation, traffic, and water penetration. It is recommended to have your parking lot seal coated every 36 months or sooner depending on environmental conditions and use.
Asphalt Repair and Patching
Repair of your parking lot is necessary when large cracks and potholes are formed. This is generally caused by weather elements and weakness to the underlying foundation of the parking lot itself. While these repairs are common, having the repair completed right the first time will prevent future problems. A Plus Asphalt will saw-cut and remove the failed asphalt area along with the road base. Then we will add compacted road base and asphalt to ensure the asphalt area will not fail again.
Asphalt Milling and Resurfacing
Milling your existing parking lot can be an excellent choice when the foundation of the asphalt has failed or you are looking to replace your existing parking lot with a more durable parking lot or roadway. Milling is also an environmentally friendly option as it Creates less waste because it uses the materials on site (with the addition of cement) to produce a more stabilized and durable road base. Once the road base has been strengthened with existing asphalt and cement, a layer of hot asphalt is laid over the parking lot area. The final result is an asphalt roadway or parking lot with great sub-grade strength and the rich look of asphalt on top. Done correctly, this process will produce a parking lot with comparable strength of concrete at a fraction of the cost. A Plus Asphalt and Concrete offers a 2 year warranty on this type of work.
Crack fillers can protect your parking lot or driveway from rapidly crumbling. If left unrepaired, water will penetrate under the asphalt and begin to erode the road base underneath the asphalt. This will lead to heaving and potholes which will require a more expensive repair in the future. A Plus Asphalt and Concrete only uses hot pourable crack filler, which is preferred over cold pour crack filler since it can be driven on sooner and is more flexible.
Concrete is one of the most widely used products for walkways, ramps, curbs, and dumpster pads. When concrete is properly placed, it is long lasting with minimal upkeep. Whether the job is large or small, A Plus Asphalt and Concrete uses proper rebar and wire mesh fortification, compacted road base and expansion joints to ensure your concrete work is long lasting.
While concrete is a strong, durable product, it can fail with heavy use or poor sub-grade. A failed concrete slab can be a tripping hazard when on walkways and therefore it is very important to get repaired as soon as possible. A Plus Asphalt and Concrete will saw-cut out the failed portion and remove the concrete and sub-grade. The repair will include replacing the sub-grade and pouring concrete reinforced with wire mesh and rebar.
All our wheel stops are adequately reinforced with #3 rebar and manufactured and installed by A Plus Asphalt and Concrete. Wheel stops are often used to stop vehicles within their parking space among other uses. We will install wheel stops as well as remove and haul off broken and crumbled wheel stops if needed.
